US home modification funding: VA SAH/SHA and Medicaid pathways
Check eligibility and written approval before committing to work.

Planning & practical guidance
Check SAH and SHA eligibility
VA Specially Adapted Housing and Special Home Adaptation grants have specific qualifying service-connected disability and housing conditions. Ownership rules differ. They are not general grants for every disabled resident or older homeowner. Start with the official eligibility page and ask the VA which programme applies to the proposed work.
Confirm the fiscal year and temporary-home route
VA grant ceilings can change annually. The official page reviewed on 7 October 2026 still labels its displayed SAH, SHA and Temporary Residence Adaptation amounts as FY2026; this guide does not present those as confirmed FY2027 limits. TRA concerns eligible adaptations to a family member’s home used temporarily. Obtain the current limit and written project conditions directly from the VA.
Ask separately about HISA
VA Home Improvements and Structural Alterations supports medically justified alterations under its own rules. The official page lists lifetime benefits of $6,800 or $2,000 depending on eligibility; the higher category can also cover certain non-service-connected needs. Ask the local Prosthetic and Sensory Aids Service to confirm entitlement and exclusions. Prepare the required prescription, application, estimate and landlord permission where relevant.
Identify the actual state Medicaid programme
HCBS services and environmental adaptations depend on the state and the particular programme or waiver. Ask about eligibility, care-plan approval, covered work, caps, waiting lists, required assessments and provider enrolment. There is no nationwide $5,000-to-$25,000 adaptation entitlement or universal requirement for one profession to assess every application.
Check other local routes without assuming an award
Ask the state agency, Area Agency on Aging and local housing or nonprofit organisations about available programmes, service areas and applications. A local referral does not establish free labour, guaranteed funding or eligibility. Readers outside the US should start with the country resource hubs and their own official services.
Keep an approval and quote record
Record the programme, contact, assessed need, proposed scope, required documents, quotes and approval status. Ask explicitly whether spending or work before written approval can be reimbursed. Compare contractor eligibility and procurement rules before choosing an installer. A published maximum is not a promise to fund a project.
Finding a builder for VA adapted housing in your area
Begin with your assigned SAH agent and the approved project route. The VA's process overview separates conditional approval, contractor selection and final project approval before work begins. Ask the agent what documentation, contract, inspections and payment arrangements your project needs.
VA's SAH builder page says builders register for a VA Builder ID; this is not VA approval of a builder. Confirm any required state or local licence separately and ask about comparable adaptations, the assessed design, insurance, exclusions and aftercare.
A ZIP-code search does not verify availability, eligibility or a contractor's suitability. Share the actual project location with your SAH agent, and check the proposed builder and complete quote for that address.
Plan together
For residents and families
Record the task, resident preferences and constraints, then discuss options with an individual assessor.
For contractors and professionals
Confirm assessed needs, manufacturer instructions and local requirements before specifying work.

Frequently asked questions
Does a VA Builder ID mean the VA has approved that contractor?
No. VA's SAH builder guidance distinguishes registration for a Builder ID from approval of a builder. Work with your SAH agent on the project requirements and independently check the licences, scope, relevant experience and insurance needed for the actual work.
How do I find a VA adapted-housing builder near my ZIP code?
Ask your assigned SAH agent about the project and contractor-documentation process, then verify candidates for the actual address and scope. A postcode result alone does not establish service availability, VA project approval or contractor suitability. Obtain the required final project approval before work starts.
